An internal door leads into a light filled dining area with a tiled floor, original beams, 2 built-in cupboards one which houses the efficient water heater. An internal staircase with a Velux window and wooden beams continues to the landing, bathroom and bedroom areas.

To the left is a half glass door to a light filled modern French designed and fitted cream kitchen with glass splash back and a dining area, 2 windows with views of the garden and a half glass door from the kitchen leads out to the private enclosed garden.
The kitchen leads into the lounge area which has a log burner in a featured fireplace and stairs leading to a landing. To the right of the landing is a light filled master double bedroom with French doors overlooking the countryside and neighbouring orchards and a window overlooking the garden. There are two built in wardrobes, a writing and seating area in this room.
The second bedroom overlooks the garden and can accommodate 2 single beds.
The shower room consists of a shower, WC, and sink unit with views from the window overlooking the orchards. It certainly is ‘A Loo with a View’
Stepping outside the front door of the cottage are the landscaped gardens, a bicycle rack area and car parking spaces.
DEPENDENCIES
There is an office/Therapy room with double French doors opening out to the house garden. Through an internal door you enter a storeroom and an internal door from the storeroom accesses the large barn/garage. Large wooden barn doors open out to the house garden area. The barn has beautiful old beams, storage areas above, a bicycle storage area and an enclosed office/store.
Steps outside the barn lead to an underground cave, Lighting has been installed by French Artisan in the cave.
To the right of the house patio is an enclosed utility area, a utility room with a WC, sink and cupboards, a pantry adjoins the utility room housing freezers, wine etc.
GARDEN
POOL AREA:
Electricity is in place and has been fitted by French Artisan. There is a small shed to house the pool pump for an above ground pool and a gazebo seating area.
POTAGER:
A very tranquil area of the garden, enclosed with seating and views over the neighbouring fields. For many years the owners have grown their own fruit and vegetables successfully, plucking what they needed fresh from the garden to the table. There is a large, enclosed pen used to house fire logs but would make a great secure chicken coup!
MAIN GARDEN:
Wildflower area, with Walnut, Almond, Cherry, Pear, Apple and Bay trees. A large parking and turning bay for cars, vans, Camping Car. Large flower beds with mature plants, gazebo seating areas to enjoy the sun and relax all add to the ambiance of the garden.
A LABRINTH:
was created by the owners for walking mediation, to quiet the mind, calm anxieties, reduce stress and rebalance. This proved to be very popular with the writing guests, family and friends.
LAVENDER SEATING AREA:
This area is beautiful attracting bees, butterflies, dragon flies and other garden creatures. Sitting in the gazebo listening to the buzzing of the bees is something else.
For animal lovers, deer, hare, fox and even wild boar pass by on many occasions, buzzards ride the warm thermals, owls are regular visitors and in spring you can listen to the song of the cuckoo and nightingale and marvel at the flying skills of the swallows.
The Loire Valley known as the Garden of France is also known as the Valley of Kings and history abounds within a short drive of this property. The Chateaux of Saumur, Montreuil-Bellay and the wonderful Fontevraud-l'Abbaye with its Royal Abbey in which lie the reclining effigies of Eleanor of Aquitaine,her husband Henry 2nd and their son Richard the Lionheart are all within an hours drive. Saumur still retains its prestigious Ecole de Cavalerie where General Patton trained in fencing with the Master of Arms. A little further and you can visit the Château du Clos Lucé, to view the gardens and final home of Leonardo da Vinci.
There are two golf courses, The Hôtel Chateau Golf des Sept Tours and Golf de Bauge within 20 kilometres. and the very popular Anjou Vela Vintage, a retro cycle event takes place over 3 days finishing in Saumur. There are many cycle routes in the area and along the banks of the Loire River. Within 15 minutes there is a ULM Flying school close to Rillé and a Skydiving Centre in Saumur. There are also regular Hot Air Balloon Fights in the area. The circuit at Le Mans not only host the world famous 24 Motor Race but regular hosts motorbike events and races.
